Tecnoconsult International Srl is a leading Italian real estate and ICT group leading the final planning and approval stages for the realization of the Audiovisual Telematics Park, which is a 47.000 sq.m world-class integrated video production complex over 12 hectares of uniquely located and beautiful land we own in Rome, Italy.
Located in the emerging Audiovisual Production District of the Lazio Region (Rome), it is surrounded by tens of audiovisual service companies and immersed in a natural preserve, and will open for business in December 2010.
The Audiovisual Telematics Park aims to become one of Europe's premiere one-stop-shop studios destination for internationalizing, innovative and "New TV" video productions, by combining on a single location: complete hosting package (such as short-stay apartments, cars rentals, top-class wellness center, restaurants and shops); top technological and artistic expertise onsite; full English language support; full production tutoring services; indoor and openair screening facilities; Europe's largest digital video library; major research and education centers for business models and technologies for internet-based video distribution; a young, dynamic and international scene; proximity to the fantastic weather and venues offered by Rome.
We have received offers for the re-design of the current architectural project by 2 icons of world architecture, Arch. Zaha Hadid, the greatest woman architect in history and only woman winner of the 2004 Pritzker, and Arch. Peter Eisenman. We are finalizing agreements with one of them for the planning of the key architectural elements on the hilltop of the Park.
LOCATION
Only 3 minutes north of Rome's ring road, the Audiovisual Telematics Park is adjacent to the Technology District of Formello, fast emerging as the new Audiovisual District of the Lazio Region. In fact, among its 250 companies, many are increasingly from ICT and audiovisual service sectors (award winning set designers, studios with 6 stages, all of Rome's top costume and more). Europe's second largest back lot of 80 hectares is only 15 minutes away in Bracciano.
On a unique natural pedestal along Rome's only park-way, the Park's lot is surrounded miles around by the Veio Park Natural Preserve, and by plenty of natural, cultural and outdoor destinations amidst Rome's premiere suburban neighborhood.
Only 25 minutes away from Rome's north and center, at rush hour, via the 2-lane park-way and the newly expanded 3-lane ring road. Only 40 minutes from Rome's International Airport, it is also well connected by light-rail and buses, which stop next to the site.
We are directly adjacent to the only parkway that connects Rome to Viterbo Airport, schedule to open in 2011. The Region of Lazio has approved euro 250M for rail, bus and highway transportation improvement for new urban corridor.
In particular, a new express train has been planned which will double the tracks of the existing FR3 rail and add major interchanges at the existing Cesano Station, which is 10 minutes away from our site via shuttle-bus.
THE PROJECT
As of today the Audiovisual Telematics Park project includes:
- 14.500 sq.m of Digital Artists Studios (provisional name): an upcoming studios company established by our
Group, Film House Srl, SAE Group, one confidential technology and management partner, and other to-be-found investment partners. It will consist of a new 15.500 sq.m studios facility, including 9 large stages and 14 new small modular studios (for small-budget and blue-screen-intensive "New TV" productions), which will connect, through a dedicated 250-meters private passage-way, to a 7.000 sq.m to-be-refurbished studios facility with 4 large stages, currently ran by Film House Srl. All except 4 new stages, will open on December 2010.
- 1.600 sq.m of SAE Institute, the world's premiere audio and video technology university will bring in 250 twenty-something students, of which 50% from abroad.
- 1.200 sq.m of SAE/Studio 301 audio recording studio with Neve equipment.
- 2.500 sq.m of public-private cultural and educational service initiatives, with regional and European financial contributions, which will offer free and at-a-charge services that will make the Park a gravitational center for New TV and innovative young talents: with regional and European financial contributions, that will make it a gravitational center for new video production and distribution:
- 19.000 sq.m of office and laboratory spaces available for rental or purchase to service companies in the video, ICT and multimedia services, and available for future expansion of the studios company.
- 7.900 sq.m of short and long-term residences and 3+ star hotel.
- 7.900 sq.m of shops and restaurants.
- 2.600 sq.m of a top class wellness center and gym.
- 90.000 sq.m of surrounding gorgeous natural park, adjacent to a large plant nursery, and available for future expansions and open-air backlots.
OUR OFFERS TO AUDIOVISUAL-SECTOR PARTNERS AND INVESTORS
Extensive feasibility studies, business plans and valuations by REAG, Ernst & Young and Scenari Immobiliari, point clearly to solid prospects for large profit margins for both the studios and the real estate initiatives. Initial discussions with many major global institutional asset managers, investors and financiers comfort us on its finance-ability in 2 phases.
Between April and June 2009, we are ready to engage with qualified video sector companies into non-binding or mildlybinding agreements (conditional on EU-zone financial and economic health indexes) for the following:
- Purchase or long-term rental of real estate of custom-built real estate spaces at pre-construction prices.
- Investment in the new studios company and/or the Telematics Park.
- Partnerships with the new studios company.
- Sponsorship, investment and partnership with one or more private-public educational and cultural initiatives listed above.
- Multi-year localization of productions at pre-construction prices.
