The Group proposes, in line with the objectives of the project and in the perspective of an economic development of the area, to change the intended use of the volume expected on past projects from other destinations to directional use.
Should an agreement be signed with one or more of the owners of contiguous land around a common draft plan for unitary urbanisation which is desirable for the Group, we suggest that this change of use would be between 60,000 and 110,000 cubic metres of the resulting area. Alternatively, should be impossible to reach an agreement, we propose to change the intended destination of about 35,000 cubic metres from commercial to directional use.
Promising negotiations are having course with the Municipality and those owners in order to undertake a design unit under the guidelines of this project and the leadership of architect Zaha Hadid, to accomplish the many obvious synergies between the various destinations of use.
This proposal provides substantially to maintain the same type of buildings and cubatures already included in the first draft project, which have already been adopted in the plan prepared from the Municipality of Formello, and included as central elements of the proposals expressed from the Municipality of Formello within the PRUSST "Patrimonio di San Pietro in Tuscia."
According to these plans, the volume of buildings allowed on the ground will be about 178,000 cubic metres, as follows:
